A Decade and a Half in the Making

Brothers Karl and Greg Bell bought the property in 2009 and spent more than a decade designing and building every element of what stands today, completing the final stages in 2020. What began as a vineyard has grown into one of the region's most complete hospitality operations — a status reflected in a Quantity Surveyor's report commissioned in 2024, which put the cost of replacing the estate from scratch at approximately $30 million.


What's on the Property

The estate operates as a single integrated business rather than a collection of separate ventures. It includes a wedding and events function centre with five distinct ceremony locations, an up-market restaurant seating up to 150 guests, a cellar door, La Strada Café, an on-site distillery, parking for up to 240 vehicles, and a liquor licence covering the entire property. It currently hosts regular weddings, conferences and private functions, drawing on its position in one of Victoria's busiest visitor regions.


A Region Built on Tourism

The Yarra Valley and Dandenong Ranges draw more than 5.6 million visitors a year between them, generating upwards of $1.09 billion in visitor spending, and the area has become one of the more actively traded hospitality and wine tourism markets in the state — a handful of other Yarra Valley estates and hotels have changed hands or come to market over the past two years. Riverlea's scale and the fact that its expansion approvals are already secured set it apart from most of that activity.


Room to Grow

Around 8 acres of the property are currently under vine, with scope to expand both plantings and winery output. Beyond the vineyard, the estate carries an approved council permit for a 40-room hotel, complete with finished hotel plans and power, water and sewer connections already run to the site, plus a separate approved permit for a manager's residence. For a buyer, that removes much of the planning risk usually attached to hospitality expansion in a heritage tourism precinct.
